### The $3 Million Sale That Took Just Five Days
When Camphomes listed its first property on Roberts Road on Bainbridge Island, no one knew what to expect. The custom-built residence sold in just five days, over its $3 million asking price, with multiple competing offers. It now holds the record for the highest price-per-square-foot new-construction sale on acreage in Bainbridge Island history.
For a debut project from a brand-new home-building concept, that kind of demand is extraordinary. Listing agent Mark Middleton, Managing Partner of The Agency Bainbridge Island, has sold real estate there for more than two decades. He called the interest unprecedented.
> "I have never seen such a response in terms of buyer and community interest in a new construction home on Bainbridge Island," Middleton said. "The two open houses I held were the most highly attended I have ever conducted in my entire career at any price point."
The winning buyer had a design-forward eye. He and his wife had been planning a major renovation of their Lake Washington waterfront home with Olson Kundig Architects. But when they saw the craftsmanship and design of the Roberts Road property, they decided to make it their full-time residence instead.
### A New Way to Build
Camphomes is built around a "campus" design philosophy and a commitment to craftsmanship rarely seen in new construction. The debut home was engineered almost entirely from FSC-certified, plantation-grown teak, with exposed post-and-beam construction, hand-crafted millwork, marble surfaces, and walls of glass throughout.
Completed in 2025, the home offers 4,192 square feet of living space, 932 square feet of covered outdoor living, and a fully appointed bonus suite above the garage. That's more than 6,000 square feet of total covered space on a private, forested 0.75-acre lot.
Camphomes co-founder Chris Marlett, who developed the concept with architect Matthew Falkiner, said the team built the home around a simple idea.
"Matthew and I set out to build homes families would cherish because they create a living experience that is superior to conventional homes," Marlett explained. "We reasoned from first principles: every element of a Camp Home has to make sense — structurally, environmentally, and in how it makes a family feel."
He admitted they were terrified because Roberts Road had no comparable in the market. "The speed and the price of this sale were the market telling us that a home built this way is worth more than one built the old way."
### What's Next for Camphomes
Camphomes is already expanding beyond Bainbridge Island, with new markets in the works from Costa Rica to Idaho to North Carolina. Closer to home, the brand is taking presales for two additional Bainbridge Island properties, including a once-in-a-generation waterfront site.
"Roberts Road was our debut, and Bainbridge Island shaped it — the community's ideas and craftsmanship are in that house," Marlett says. "What comes next is scale without compromise—more Camp Homes in the Puget Sound, and a manufacturing platform precise enough to deliver that same quality anywhere a family wants to live.
