Real estate has always been local. But in a place like East Cobb, that statement carries a lot more weight. I've called East Cobb home for nearly 20 years, and I'm honored to have recently been recognized as an Expert in East Cobb in Modern Luxury Interiors Southeast's 2026 Real Estate Awards. That recognition means the world to me because East Cobb isn't just a market where I sell homes. It's my community. It's where I raised my family, built my business, and formed relationships that now span decades. And those years have taught me something important: truly understanding East Cobb real estate requires knowing much more than the latest sales numbers. ### East Cobb Is a Collection of Distinct Neighborhoods One of the things I love most about East Cobb is how much character you'll find from one neighborhood to the next. Communities like Indian Hills, Sibley Forest, and the areas around Walton, Wheeler, Pope, Lassiter, and Sprayberry each have their own housing styles, price points, amenities, and market dynamics. Two homes just a few miles apart can compete very differently when they hit the market. For sellers, understanding those nuances can influence everything from pricing and preparation to how a property is positioned and marketed. For buyers, local knowledge helps them see the differences between neighborhoods and figure out which homes and communities truly fit what they're looking for. ### Local Knowledge Matters When Selling When I prepare an East Cobb property for market, comparable sales are only the beginning. I look at the home itself—its condition and improvements, the surrounding competition, recent buyer behavior, and how similar properties are performing. From there, we develop a strategy specific to that home and that seller. Sometimes that means recommending improvements before photography. Sometimes it means resisting the temptation to overprice. And sometimes it means recognizing that a property has something special that the numbers alone don't fully capture. There's no one-size-fits-all approach to selling a home in East Cobb. ### Relationships Are Part of the Strategy There's another piece of local real estate expertise that doesn't always show up on a marketing plan: relationships. After years of working in the Atlanta and East Cobb markets, I know many of the agents who regularly represent buyers in our neighborhoods and luxury price points. When appropriate, I start those conversations before broad marketing begins. If I'm representing a distinctive East Cobb property, I want to know which agents have buyers looking for exactly that kind of home. Personal outreach doesn't replace professional marketing—it strengthens it. Knowing how to market a home matters. Knowing who to call matters, too. ### Successful Results Aren't Always Just About Price A seller's best outcome isn't necessarily defined by the highest number on a contract. Terms matter, too. In one recent East Cobb sale, my sellers received six offers above asking price. Just as importantly, we negotiated terms that gave their family 60 days before they needed to move. That breathing room mattered to them.
