There’s an authenticity to Martha’s Vineyard that’s getting harder to find elsewhere. People show up for the postcard-perfect beaches, obviously. But what hooks them and brings them back year after year is something deeper—a genuine sense of place.

Chilmark is still the go-to for buyers wanting acreage, privacy, and a more understated Vineyard vibe, especially with water access or a view. West Tisbury pulls in those looking for more land and a quieter setting.
But here's a key insight: sophisticated buyers are becoming less rigid about town lines. When inventory is this tight, an extraordinary property in the right setting can literally create its own market.
### The New Definition of "Seasonal"
The Vineyard is still predominantly a second-home market, but what "seasonal" means has changed dramatically. Remote and hybrid work have been a game-changer.
