Then came the post-2020 boom. "The global real estate and travel boom that took place after the 2020 pandemic has taken the Turks & Caicos to a completely different level of development," O'Neill says. Luxury villas remain important, but a second wave of condo boom—this time with branded condo-residences—has brought significant investment. In fact, sales volume has nearly tripled since 2016, and total sales of $500 million are now considered a "slower year."
### What's Driving Demand Today?
The buyer profile has shifted. More people are investing in second homes, and the days of the "holiday home" that sits empty for months are gone. "People see the investment in their property here as something that can provide both a year-round lifestyle investment and also an economic return," O'Neill explains.
The Airbnb market has made property ownership more attainable for overseas buyers. But that demand has also put pressure on the local housing market, creating opportunities for residential developments.
### Buying Then vs. Now
The process itself hasn't changed much, but financing remains a headache. Commercial banks are slow to lend. Ironically, that caution helped during Covid—when borders closed, owners weren't forced to sell because they weren't heavily leveraged.
The biggest change? Information. Buyers now have access to more data than ever before, though it's not always accurate. Marketing has also transformed.
