Ten years ago, the Turks & Caicos real estate market was still finding its footing after the global financial crisis. Boutique luxury villas drove most activity, and condo investment? Pretty much nonexistent. Fast forward to today, and we're looking at a completely different landscape.
"We've seen Category 5 hurricanes, global pandemics, economic booms, and a myriad of other challenges and opportunities," says Sean O'Neill, Managing Partner at The Agency Turks & Caicos. And through it all, the market didn't just survive—it thrived.
### The Condo Boom 2.0
The post-2020 travel and real estate boom took things to a whole new level. While luxury villas remain a cornerstone, a second wave of condo development rolled in—this time with branded residences that brought serious investment. The result? Years where sales volume nearly tripled compared to 2016, and $500 million in total sales is now considered a "slower year."
### Who's Buying Now?
The buyer profile has shifted, too. Second-home ownership is on the rise, and the old "holiday home" that sat empty for months is becoming a thing of the past. People want properties that offer both lifestyle and rental income—and Airbnb has made that more attainable for overseas investors.
But this demand has put pressure on the local housing market, creating opportunities for residential and apartment developments.
### What's Changed for Buyers?
Surprisingly, the buying process itself hasn't changed much. Financing remains a headache, with slow commercial banks. But there's an upside: because properties weren't heavily leveraged, owners didn't face fire-sale pressure during Covid border closures.
The biggest shift? Information. Buyers now have access to more data than ever—though not always accurate—and marketing has gone digital in a big way.
"When we launched in 2016, social media marketing was not prevalent in our market," O'Neill recalls. "Now it's an essential tool for all brokerages here, helping us showcase Turks & Caicos to the world."
