What 77 Top Brokers Learned About the Next Wealth Shift

Inside The Inflection Point: Seattle's top brokers gathered to unpack the $31 trillion wealth shift, Washington's estate tax reset, and how AI is redrawing the luxury market.

In July, a private estate on Seattle's Eastside set the stage for The Inflection Point, one of the region's most talked-about real estate gatherings. Co-hosted by Jen Cameron, Owner and Designated Broker of The Agency Seattle, alongside Stacy Marinello of SJ Strategic Consulting and Shea Robinson, Publisher of Real Producers Magazine, the event brought together more than 77 of the Pacific Northwest's top brokers for an afternoon of genuine connection. The format was simple but powerful: four expert panels featuring industry leaders, innovators, and top-performing brokers, all having candid conversations about local and national trends and where the greater Pacific Northwest market is heading next. No fluff, no sales pitches—just real talk about what's working and what's changing. ### The $31 Trillion Question: Who Inherits What The day opened with Moira Boyle, Global Head of Luxury at Altrata/Wealth-X, who delivered a wake-up call about generational wealth. Nearly $31 trillion in global wealth is projected to change hands over the next decade. And here's the twist: Gen X is first in line to inherit it, not Millennials. That flips a lot of assumptions on their head. Brokers in the room are already adjusting how they engage this next wave of luxury buyers. If you're advising sellers or buyers, understanding who's actually holding the wealth—and what they value—is becoming just as important as the property itself. ### Washington's Estate Tax Just Changed. Here's What It Means One of the most timely updates came on Washington's estate tax, which reset on July 1st. The exemption dropped to $3 million, while the top rate fell from 35% to roughly 20%. For brokers advising high-net-worth clients, that shift raises the stakes on sequencing conversations around selling, holding, or relocating assets. The advice from panelists was clear: have these conversations before a client's next transaction, not after. Waiting until the deal is done can mean missed opportunities to structure things more favorably. ### Keeping Deals Moving in a Cautious Market Lively discussion centered on how top brokers are keeping deals alive when buyers are careful and trophy inventory is thin. With waterfront and high-end properties scarce, panelists described leaning on peer relationships and inventive tools like the reverse offer to keep transactions flowing. Instead of waiting for the market to loosen on its own, they're creating momentum through creativity and collaboration. One panelist put it bluntly: "Candor is what actually closes deals." Across all panels, the advice was consistent—give sellers honest counsel grounded in market reality, not wishful thinking. ### How AI Is Redrawing Seattle's Commercial Map The conversation later turned to how AI-driven job growth is reshaping the Eastside. With downtown Seattle office vacancy sitting above 30%, Fortune 500 companies and AI-native employers are increasingly choosing Bellevue, Redmond, and Kirkland to grow. That commercial demand is now feeding directly into the next wave of luxury residential activity on the Eastside. For brokers, that means paying attention to where jobs are going, not just where homes are selling. The two are more connected than ever. ### The Shift Toward Outlying Communities Zooming out further, panelists from Land Advisors described a clear migration of residential demand toward outlying communities like Tehaleh, Suncadia, and Seabrook. King County buyers priced out of the core are looking for space, access to the outdoors, and greater value. That's not just a trend—it's a structural shift. If you're listing properties in those areas, the buyer pool is deeper than you might think. ### The Panels That Made It Happen The afternoon featured focused panels on Global UHNW Intelligence, Wealth Intelligence, Luxury Residential Experts, and Land, Commercial & Capital. The Luxury Residential Experts panel brought together Jay Kipp of Realogics Sotheby's, Kelly Weisfield of Compass Seattle, Michele Schuler of Real Residential, Rick Franz of Windermere, plus Paul Lester from The Agency Beverly Hills and Zar Zanganeh from The Agency Las Vegas. The Wealth Intelligence and Land, Commercial & Capital panel featured Scott Cameron of Land Advisors Washington, Jay Bennett of Kidder Mathews, and Tyler Mooney of Merrill Lynch. A sincere thank you to all panelists, guest speakers, and attendees who made The Inflection Point such a valuable afternoon. Kudos to Jen Cameron, Stacy Marinello, and Shea Robinson for pulling it together.
