Discover how Whitefish, Montana, is attracting buyers who blur the line between second homes and full-time living. Insights from Joy Vance of The Agency Whitefish.
From sprawling acreage in the foothills to waterfront homes on glacial lakes, Whitefish, Montana, offers some of the most beautiful living in the West. And word is spreading. Buyers are migrating to Montana for the lifestyle, the genuine community, and the area’s natural beauty. As investment and luxury real estate development accelerate, the market (and demand) are growing. We spoke with Joy Vance, Managing Partner of The Agency Whitefish, to learn more about this city and how it’s handling the boom.
### The Magnetic Pull of Whitefish
What is it about Whitefish’s lifestyle and setting that keeps drawing people in—beyond the real estate itself?
“I think what makes Whitefish so special is that it offers something increasingly difficult to find: an authentic community surrounded by extraordinary natural beauty,” Vance says. “I’ve said before that Whitefish has never felt like a resort town pretending to be something else. It’s a genuine mountain-lake community. You have Whitefish Lake, incredible skiing, Glacier National Park, and a charming, historic downtown with wonderful restaurants and locally owned businesses. And it’s all right here.”
But what really resonates with people is how they feel when they’re here. “There’s a different energy to Whitefish. Life feels a little more intentional. People spend more time outdoors and they’re really connected to their surroundings. People may initially come for the scenery or the recreation, but I believe they fall in love with the lifestyle. And ultimately, that’s what makes them want to stay.”
### The Shifting Buyer Profile
How has the Whitefish buyer shifted in recent years? Are you still seeing mostly second-home and seasonal buyers, or more people relocating full-time?
“We’re certainly still seeing a strong second-home and seasonal buyer, particularly in the luxury market. But I think what’s interesting is that the distinction between a primary residence and a second home is becoming less defined. We’re seeing buyers who initially envision spending a few weeks or months here begin to consider what it would look like to make Montana a much larger part of their lives.”
Vance points to a meaningful shift in values. “Buyers are increasingly prioritizing lifestyle, wellness, outdoor recreation, and how they want to spend their time. With greater flexibility around where people can work, they’re no longer necessarily waiting until retirement to make those decisions.”
In the luxury market, tremendous wealth is flowing into the region, and buyers have become more sophisticated. “They want exceptional architecture, thoughtful design, privacy, and properties that allow them to enjoy the lifestyle without compromising the comforts they’re accustomed to. What I find most interesting is that people aren’t simply looking for another home. They’re making decisions about how they want to live.”
> “Convenience has become an important part of luxury. For a second-home buyer, having a turnkey property that requires very little maintenance can be incredibly valuable. And while acreage is certainly desirable, not every buyer wants the responsibility that comes with a large property. Some would prefer to be on the lake or within walking distance of downtown.” — Joy Vance
### Hotspots in Whitefish
Which parts of Whitefish are especially in demand right now, and why?
“I think Whitefish is interesting because it offers a variety of lifestyles within a small radius,” Vance explains. “You have the lake, the mountain, and downtown—each with its own appeal. The demand is spread across these areas, but we’re seeing particular interest in properties that offer both privacy and convenience, whether that’s a waterfront home on Whitefish Lake or a turnkey condo steps from downtown.”
- **Whitefish Lake:** Waterfront properties with private docks and mountain views.
- **Downtown:** Walkable condos near shops and restaurants.
- **Foothills:** Larger acreage for those seeking space and privacy.
- **Ski-In/Ski-Out:** Homes near the resort for winter enthusiasts.
### The Bottom Line
Whitefish is no longer just a seasonal escape. It’s becoming a place where people choose to live fully—whether that means splitting time or making a permanent move. As Vance puts it, “People aren’t just buying real estate. They’re investing in a lifestyle that prioritizes what truly matters.”
